In addition to any recommended prep work to prepare your house for the market, we will provide you with a detailed market analysis of your property, a calendar of when any suggested work might take place, and a seller estimated net sheet that lays out costs associated with the sale of your property -- so you can have a very clear understanding of the costs associated with your sale.

The JLC Team will visit your home to review all the aspects of your home. We then collaborate to review our findings, recommendations, and market assessment to prepare a collective report that provides a comprehensive analysis laying out recommendations for preparations, assessment of price based on recent sales and current market conditions, various options for a sales strategy based on seller’s input and needs, and an estimated net to seller, taking into account the costs for the proposed preparations. We don’t arbitrarily recommend upgrades. We only suggest preparations that may stop buyers from making an offer or those that will provide a greater than cost return on investment.

02 Preparing Your Home For Sale

The thought of preparing your home for sale can be daunting. We’ve seamlessly assisted hundreds of sellers, some that have lived in their house for decades, and others that live thousands of miles away to fully prepare their homes for sale. Whether it’s painting, moving, storage, cosmetic renovations, or landscaping, we will work with you to assess, coordinate, and oversee recommended preparations to elevate your home’s value and improve your seller experience. You have a team in your court. If desired, Compass Concierge can front the cost of services to prepare your property for market with no extra fees or costs. And, here is one thing you don’t have to pay for when you work with the JLC Team: staging. Staging is part of our marketing and is included in the commission. This can save you 1-1.5% of the sales price compared to working with other agents that hire outside stagers.

03 Testing The Market

Compass Coming Soon affords prospective buyers a glimpse of your home before it officially comes on the market. Listing your property first on Compass Coming Soon can build anticipation among potential buyers, drive up interest, and shorten the sales timeline once it goes live.

04 Marketing your Property using Real Estate Technology

Once updates are complete, we’ll create beautiful custom marketing collateral to showcase your home’s most compelling features. Additionally, we have access to the industry’s finest photography, videography, and copywriting vendors who can bring your listing to life.

With the Compass Network tool, we can identify active agents who have sold similar homes in the area and invite them to exclusive broker’s open houses. Additionally, we can utilize the Compass Insights dashboard to understand which marketing efforts are working, and reach out to new prospects using the Compass CRM.
